Paul Marshall is President of Marshall Property & Development (MPD), founded in 2009;MPD is a real estate acquisition, development and asset management company focusing on providing unparalleled multi product expertise and project execution to its partners. Mr. Marshall has been responsible for in excess of $3.0 billion dollars of ground up real estate development objects in addition to stabilized and opportunistic acquisitions. The total real estate activities include a variety of project types, representing some of the most notable projects throughout Southern California.
Recent MPD projects include the acquisition and re-positioning of Campus 2100 in El Segundo, CA as well as Playa Jefferson located in Playa Vista, CA. Campus 2100 included a complete building system update, new MEP as well as construction of an expanded parking garage, lobby, common areas, and tenant improvements. Total cost of Campus 2100 re-positioning exceeds $25M. Purchased in 2016, Playa Jefferson consists of an existing three building office project, along with entitlements for a fourth a building. Playa Jefferson's final building is under construction being delivered late 2017.
Prior to forming MPD, Paul Marshall was Division President of Southern California for Opus West Corporation. Mr. Marshall joined Opus West Corporation in August 1996 establishing the Southern California region with offices in Irvine, Los Angeles, and San Diego. These three offices were responsible for all real estate development activities in the Southern California region. At Opus, Mr. Marshall was responsible for all development, architecture, construction, and management, of which all disciplines were executed in-house. Mr. Marshall and his group developed well in excess of 10 million square feet of office, industrial, retail, and multi-family residential properties. Annual development volume averaged $300M per year and included eight projects in excess of $100M each. During this time, his team was arguably one of the most prolific developers in Southern California.
Prior to joining Opus, Mr. Marshall was affiliated with Koll Real Estate Group which he joined in September 1994, and was Vice President of Development for Southern California.
Preceding Koll, Mr. Marshall established Marshall Properties providing build-to-suit, development and related real estate services. Marshall Properties developed 900,000 square feet of industrial/office projects in Orange,San Bernardino, and Riverside Counties with a total estimate of $31M.
Mr. Marshall began his career at HDC Development in 1982. As Vice President his responsibilities included office and industrial project development, joint venture structuring, project marketing, equity/debt, acquisition, land acquisition, and operations management. Mr. Marshall has specialized in real estate development in Southern California with projects totaling in excess of 13 million square feet of properties. Matt’s activities in the past several years include both repositioning and ground up development of commercial office product within the Southern California market. Projects include Campus 2100 in El Segundo, CA where over $20 million capital was deployed to complete a full repositioning effort and Playa Jefferson, which totals over 250,000 square feet of product, including the development of a new building slated for completion at the end of 2017.
In total, Matt’s career consists of over 700 various high-density multi-family units, a boutique hotel reposition, multiple industrial holdings and the development of over 2 million square feet of office in Southern California. Matt is a graduate of Arizona State University

Courtney Cummins joined MPD in 2018 as Development Manager focusing primarily on the Development Management of the Water’s Edge phase III office development as well as other efforts at Playa Jefferson, both located in Playa Vista, California. Prior to MPD, Courtney had both development and construction management roles over a five year period that included over 1,500 high density apartment projects for MillCreek Residential. Prior to MillCreek, she was with McShane in Irvine, California where among other projects she was responsible for the construction management of a distribution facility for FedEx. She brings strong knowledge, expertise and processes to MPD’s office, multi family, industrial as well as tenant improvement developments. Courtney graduated from the University of Southern California in 2009 with a BS in Civil Engineering from the Vertibi School of Engineering.
